◆What you will learn

Most problems in a purchase come from missed details between the offer and closing. This course follows that stretch in order: preparing and writing a strong offer, handling counters and multiple offers, and then managing every deadline, contingency and party once the home is under contract.

It ends at the closing table and after it, with a follow-up plan that keeps you in touch with the buyer once the sale is done.

Agents who represent buyers and want a clear process for the contract-to-close period, and team leads who want one standard for their agents.

◆The lessons

  1. Preparing the offer. The call to the listing agent, the disclosures and the CMA, your buyer’s terms in writing, escalation clauses and appraisal gap guarantees, and proof the buyer can perform.
  2. Writing and submitting the offer. The five parts that make an offer strong, a complete offer package in the right order, and a cover email the listing agent can compare.
  3. Multiple offers, counters and ratification. Preparing your buyer for competing offers, escalation clauses, reading a counter term by term, and the moment the contract is ratified.
  4. Under contract. The first two days after ratification, protecting your buyer from wire fraud, who does what, and when your buyer needs cash.
  5. Contingencies that protect your buyer. The four home inspection options, financing, the appraisal, the HOA or condo review and the home sale contingency, each with its deadline.
  6. Earnest money, deadlines and special situations. When the deposit is returned and when it can be lost, the deadline calendar, homes built before 1978, and the VA and FHA appraisal protections.
  7. Title, insurance and the Closing Disclosure. The title commitment, the lender’s and owner’s title policies, insurance, and checking the Closing Disclosure against the loan estimate.
  8. Closing day and beyond. The final walk-through, what your buyer brings, when ownership passes, and your follow-up plan.
